This property has the benefit of a rod on the River Conwy. The River Conwy is a spate river and is also fed by the Rivers Llugwy and Lledr at Betws y Coed. A walk of 150 yards takes you to the private fishing owned by Plas Madoc Fishing Association on the River Conwy. The Association has 15 members, four of whom are Trustees. Approximately half of them reside in the immediate area of the fishery and the remainder of whom reside elsewhere throughout the United Kingdom. The fishery is exclusive. In addition to owning a private car park, toilet and store room, there is a fishing hut situate on the banks of the river. A large section of the riverbank is owned by the Association together with all the fishing rights over two miles of both riverbanks. These are exclusive rights. In Addition, the Association owns the riverbed. Unusually part of the fishery is tidal and the riverbed is not vested in the Crown but is owned by the Association and registered with the remaining property at the Land Registry.
It follows that the fishery is the first part of the river where migratory fish such as salmon and sea trout encounter fresh water. There are also brown trout in the river. There are 14 pools on the river and it is fordable in several places depending on the depth of water. At the present time the fishery is very under-used with several members not having fished the river at all during the previous two years.
The catch return for the year ending November 2011 shows the number of salmon and sea trout caught during the season. 35 salmon, 94 sea trout and 17 brown trout were caught and as previously mentioned it is very under fished. Normally sea trout are caught through the season from June and salmon catches appear later in the season. A map of the fishery showing the various pools is available on request along with any further information required. The fishing is extended until the end of November with catch and release.
Members of the Association can sell their rods privately but the sale of Tyn y Berth offers a unique opportunity to acquire an exquisite property situate close to some of the best fishing pools on the River Conwy.
