Kippilaw House is a fantastic historic mansion just outside of Melrose that has been hosting groups and celebrations since the days of Sir Walter Scott. Set in secluded woodlands with its own private grounds, Kippilaw House has easy access to the River Tweed. We can accommodate groups from 10-40 people and the house is offered as an exclusive let which can be taken as self-catering, fully catered or something in the middle depending on your plans.

We have a large Dining room and two public rooms all with working real fires for the perfect relaxing end to a day on the river. The house has full central heating, real fires, TV and wifi. A fully equipped kitchen with a Rangemaster and Aga are also yours to use. There is plenty of private parking and in-house facilities for storage of rods and fish.

The Scottish Borders is a playground for outdoor pursuits and there are plenty of activities in the area. Close by you will find some of the Borders best golf courses at St Boswells and Selkirk. Cycling is at Glentress and there are plenty of walks including the extensive St Cuthberts Way. Our nearest village of Melrose is home to the Rugby 7’s, it has many restaurants, a butchers and bakers and other local shops for supplies. Only five minutes drive to St Boswells you will find the Borders Gun Room that stocks everything for anglers. Clay pigeon shooting is also close by at Braidwood Clays and of course Kelso Racecourse is not too far if you have any time
